Private developers who build mixed-use, non-residential, or non-industrial use buildings 5,000 square feet or more, or expansion of those spaces 2,500 square feet or more; and private developers who build new multifamily residential buildings with 20 dwelling units or more, or expand multifamily residential buildings by 10 dwelling units or more, must make a public art contribution based on the gross square footage of the development (2012 guidelines list 45¢ per square foot). The public art contribution may consist of a public artwork, an equivalent payment to the City of Sedona Art in Public Places Fund, or a hybrid of the two.

Exceptions include:

• Federal, state, county, or city projects or structures; or
• Residential uses other than multifamily; or
• Multifamily projects that include strategies for achieving housing diversity, affordability, and availability to address local housing needs, as determined by the Director.
